Some Facts about the neighborhood:
Total Population: 1933 (1095 south of Constitution; 838 on the north side)
Total Housing Units: 905
538 south of Constitution;
367 on the north side
Of the 538 units on the south side, 402 are single family residents (SFR); the remaining 136 units are in the apartments along Louisiana
Excluding the apartment units on the south side, more than 85% of the SFR are Owner-Occupied; while nearly 72% on the north side are occupied by the home owner.
Our neighborhood has a diverse mix of ages:
Nearly 25% of residents are 60+ (with 77 people aged 80+ as of 2020!)
The majority (56%) are between 20 and 60 years old.
About 20% of residents are younger than 19
Of the population over 25, more than 26% are have graduated high school or attained their GED; almost 29% have had some college; and nearly 39% have college or professional degrees.
Median household income for the neighborhood is $44,254 and the average per household is $69,295
More than 30% of owner occupied households have just one person, while 40% of rentals have 1 person.
Two person households account for 37% for owner occupied homes and 31% of renters.
Fewer than 17 households (less than 5%) have more than 6 residents.
Not surprisingly, more owners have lived in the neighborhood longer than renters. The vast majority of renters (71.5%) have lived here since 2015, while only 26% of owners have lived here for less than 10 years.
Nearly 40% of owners moved here before 2020, compared to only 4% of renters.
